Airbnb Cleaning Checklist: A Room-by-Room Turnover Plan with Photo Proof

A practical turnover checklist for bedrooms, bathrooms, kitchens, supplies, and the final owner handoff, with a free template and a photo-proof workflow.

A useful Airbnb cleaning checklist does more than list chores. It tells the cleaner what a finished room looks like, what needs a photo, and who decides whether the property is ready. Without that final handoff, "cleaning finished" can still mean a missing towel, an empty soap dispenser, or a repair nobody reported.

Start with three parts: a room-by-room checklist, a small set of completion photos, and an owner review. Keep a separate deep-clean schedule so a same-day turnover is not overloaded with work that needs a longer appointment.

1. Set the standard before the cleaner arrives

Write down the property, checkout time, next check-in time, cleaner, reviewer, and the time by which the owner needs the finished pack. Use the actual booking details. Never assume that yesterday's calendar snapshot includes today's changes.

Agree what is included in a normal turnover and what is separately priced: laundry away from the property, replacement supplies, heavy stains, excess rubbish, or additional rooms. Put access arrangements in a private channel; door codes do not belong in a shared checklist or completion photo.

Airbnb's ground rules for home hosts require clean listings between stays, including laundry, rubbish removal, vacuuming or sweeping, and wiping surfaces. The checklist below is an operational starting point, not Airbnb certification or a substitute for professional cleaning guidance.

2. Use a room-by-room Airbnb turnover checklist

For each item, mark done, not applicable, or needs attention. An exception is useful information, not something to hide to make the list look complete. Follow the relevant product labels, material instructions, and your cleaner's professional procedures.

Bedrooms

  • Replace used bed linen and check the prepared bed for visible marks or damage.
  • Check accessible surfaces, bedside tables, mirrors, and floors.
  • Check accessible drawers and wardrobes for forgotten belongings without photographing personal items.
  • Set out the agreed towels and record missing or damaged stock.

Bathrooms

  • Clean the toilet, basin, shower or bath, mirrors, and floor using the agreed procedure.
  • Check for visible hair, soap residue, overflowing bins, and damp towels left behind.
  • Replenish the agreed toilet paper, hand soap, and guest supplies.
  • Report leaks, persistent smells, damaged fittings, or drainage problems separately.

Kitchen

  • Check dishes, cutlery, cookware, worktops, sink, and frequently handled surfaces.
  • Remove leftover food according to the property's policy and check fridge cleanliness.
  • Check the microwave and other included appliances for visible residue.
  • Empty waste and recycling, replace liners, and reset agreed consumables.

Living areas, entrance, and final reset

  • Check seating, tables, accessible floors, and visible marks.
  • Return furniture, remotes, and guest information to their agreed places.
  • Check that the advertised essentials are present; log anything missing.
  • Complete the property's agreed final security and access check without including credentials in evidence.

These are turnover checks, not a technical safety inspection. Unexpected hazards or damaged equipment need the appropriate qualified response. Do not turn an unfamiliar repair into another cleaning task.

3. Ask for useful photo proof, not a camera roll

Choose repeatable views: each made bed, each bathroom, the kitchen worktop and sink, the main living space, and any specific stock or repair exception. Take one clear overview before adding a close-up. A close-up alone can make it hard to identify the room.

For a simple one-bedroom rental, you might agree six routine views plus additional exception photos. That is an example, not a universal minimum. A larger property or a known issue may need more. Keep the list short enough that the owner will actually review it.

A photograph cannot prove a surface was disinfected, that an appliance is safe, or that all damage has been found. It records a visible condition for this handoff. Avoid guests, identification documents, payment details, access codes, and personal belongings. Keep operational evidence private and retain it only as long as your legitimate needs require.

4. Separate cleaning completion from owner approval

Use a simple sequence: assigned, in progress, sent for review, approved or changes requested. Name a backup reviewer for days when the usual owner is unavailable. Agree how urgent exceptions will be communicated; a submitted checklist should not be your emergency alert.

For example, the cleaner finishes the rooms but finds a dripping kitchen tap. They submit the cleaning photos and a separate issue note. The owner reviews the cleaning, arranges the maintenance response, and decides what must happen before arrival. The repair should not disappear inside an otherwise completed turnover.

5. Run the cleaner-to-owner handoff in JHA Solutions
