1. Second-quarter house prices edged up year over year

What the source says: Destatis said German residential-property prices in the second quarter were 0.6% above the same quarter of 2025 and 0.3% above the first quarter of 2026. These index movements describe completed market transactions over a period, not the likely sale price of every apartment or house.

What to do with it: An owner evaluating a sale should compare similar local transactions, building condition, energy performance, and net income. Write down the basis for any estimated value. Avoid using a small national index change as a reason to defer maintenance or assume refinancing proceeds will be higher.

2. July dwelling permits were higher than a year earlier

What the source says: Destatis reported permits for 22,500 dwellings in July, about 1.9% more than in July 2025. It also noted that late reporting by building authorities can affect the monthly allocation of permits. The release distinguishes new residential buildings from dwellings created by conversion.

What to do with it: For a portfolio manager, the useful question is which permitted projects are in the same catchment as an existing rental, what unit types they offer, and when they may lease. Maintain a local pipeline log rather than projecting a one-month national permits change into next quarter's vacancy budget.

3. September inflation estimate reached 3.3%

What the source says: Destatis estimated a 3.3% annual consumer-price increase in September, with energy prices 14.9% higher year over year. The figures were provisional when published. Consumer inflation and net rent excluding heating are different measures, and contractual index clauses require their own careful review.

What to do with it: Review actual energy, maintenance, and service invoices for each property, then check the signed tenancy terms and applicable law before making any rent proposal. Record the data vintage used in an owner budget so a later revision is not mistaken for an arithmetic error.
