What should I test in a property management software demo?

Use the same property in every demo

Prepare one fictional property, two units, an owner, a tenant, a cleaner, a vendor, a lease or booking, a repair photo, and an invoice. Do not give vendors real tenant information.

The five tests

1. Add the records and identify today's property status.
2. Change a rent, lease date, booking, or owner block and inspect dependent views.
3. Submit, assign, approve, document, invoice, and close a maintenance request.
4. Create an owner update containing money, open work, completed work, and next decisions.
5. Export contacts, properties, transactions, work orders, documents, and attachments.

Ask the salesperson to use the plan you would actually buy. Record every add-on and every point where information must be copied into another tool.
